We Are
- Shadow Bluff is a friendly, welcoming Galena neighborhood.
- Shadow Bluff is a 32-unit townhouse development on Shadow Bluff Drive in Galena, Illinois. The 32 townhouses are contained in 8 buildings, with 4 units in each building.
- The association
is managed by a volunteer board of directors that is elected from among the
owners by the owners of the thirty-two units in the Shadow Bluff development
- The association maintains by-laws, policies, and regulations that are intended
to maintain the architectural integrity of the property and to ensure owners’
peaceful enjoyment of their residences.
- There are no age restrictions on ownership of Shadow Bluff Townhouse units. Potential owners of any age are encouraged to consider the benefits of townhouse living.
- The association manages maintenance of the exterior of the townhouse buildings, lawn care and landscape maintenance of all common areas, and snow and ice removal service.
- The association collects assessments from townhouse unit owners to cover the cost of maintenance of building exteriors and of common areas of the development.
Who
We Are Not
- The Shadow Bluff Townhouse neighborhood is not age-restricted.
All are welcome!
- The association does not provide any personal or healthcare services to owners or residents of Shadow Bluff townhouse units.
- Shadow Bluff Townhouse Association does not provide for any maintenance work on the interiors of townhouse units. Individual owners maintain the interiors of their own units as they see fit.
- The association does not employ administrative or maintenance staff, either paid or unpaid. It is operated solely by volunteer board members, who contract with outside companies to provide services to the association.
- The association
is not a party to real estate transactions involving the sale or purchase of
Shadow Bluff Townhouse units.
- The Unit Description and Floor Plans on this website are examples
only and may have been modified during construction or renovation by previous
owners.
